Tenant Selection Criteria

Texas Property Code § 92.3515 Version 2026-08-30. Guyear Properties reviews each rental application as a whole. An application may be denied for one or more of the following reasons.

1. Criminal history

We may consider criminal history if that information is provided or otherwise obtained. We do not use a blanket ban on all criminal records.

2. Previous rental history

We review the rental history you provide, including prior landlords, court-ordered evictions, and leases ended for nonpayment or lease violations. Explanations you give are part of the review.

3. Current income

We review current income and other lawful resources you report, such as employment, benefits, or housing assistance, to understand how rent would be paid.

4. Credit history

We may consider credit history if that information is provided or otherwise obtained. There is no automatic credit-score cutoff.

5. Incomplete or inaccurate information

We may deny an application that is incomplete or that contains information we find to be false or misleading.

There is no application fee for this application.

Signing this acknowledgment indicates that you have had the opportunity to review the landlord’s tenant selection criteria. The tenant selection criteria may include factors such as criminal history, credit history, current income, and rental history. If you do not meet the selection criteria, or if you provide inaccurate or incomplete information, your application may be rejected.
